Real Estate: What does "act cont short sale" mean on a MLS listing?

I believe it means "Active Contingency Short Sale" which translates to the listing being active and they are accepting offers, BUT the contingency part means that they have already submitted an offer to the bank and they are waiting for a response. This response can take a couple hours, or it can take several months…. in the meantime, if a better offer comes in, the Realtor can submit the better offer and possibly get a response sooner. On most short sales, the listing agent does not submit multiple offers, they wait until the first offer is rejected, but not all Realtors do business the same way.

MLS listing has disappeared, all web sites say our home/listing has either sold or expired? Not so.?

Our home is listed with an agent in Texas. It has been on the mls for around 5 months and many, many various web sites reflecting our home is for sale. Today we noticed that our listing has been removed from all the web sites and it says it’s been removed or sold? Neither has happened. Does an mls expire after so long? No, we are not expired with our agent, she told us we could keep the listing with her for however long we choose. Any ideas as to what might have happened to our listing? We are really concerned with losing any potential buyers. Thanks In Texas

Your listing has expired. Read your listing agreement and there will be a date when it was to expire.
If your agent is so busy that she forgot to renew, shame on her. Call her right away or maybe go with someone more attentive?

Listing home for rent in in MLS without an agent?

I’ve seen the FSBO websites where for $200-300 you can list your property on MLS without an agent, but those are all for selling houses. I have a house I want to rent out – is there a similar service for that? The property is in the dallas / ft. worth area if that matters. Thanks.

Technically, there is an agent involved, and that is the individual that owns the FSBO website. They are offering a reduced number of services in lieu of a full commission.

The MLS does have a rental section on it, but you need to check with local Realtors to find out how often that is used in your particular geographical area…where I live virtually no one will put a rental on the MLS.

under the features section of an MLS listing, what soe Poss: Negotiable mean?

Possession Negotiable means that the actual date the buyer takes possession of the property is negotiable.

I am used to this meaning that the Seller may want to do a short term lease back after the actual closing date to move out. Less than 2 weeks is not unusual.

In my area, usual possession in the contract is at "Closing and Funding" which usually is the day of closing. Sometimes a lender may not actually fund the sale until the day after closing, but that is not typical in my experience.

I have noticed in this forum postings by real estate professionals from other areas who state different practices. Some have stated that the buyer’s actual possession of the property does not happen until after the new deed is recorded. Apparently this can take 2 – 4 days.

I recommend you check with your real estate agent to see what is typical in your area.

MLS Listing Expired-Added TO Foreclosures By Error!?

My MLS Listing Expired in April of 08..My Property was relisted under "Foreclosures"….I have contacted the listing Agent-He will-not correct this error for us after numerious requests. I Do-not have access to this-Pass Words -Etc. on this listing. What are My Options? Please Help!

Contact his real estate broker or office manager. If you don’t get relief that way, file a complaint with the agency that licenses real estate brokers and agents in your jurisdiction. Make complaints in writing and save copies.
